I am a prospective Investor. What exactly do I own if I buy a "slice" of real estate using Immo-Block solution?
By buying Immo-Block Tokens (IBT), you become a co-owner of the Securitisation Vehicle (SV) company that owns the real estate properties. The IBT token represents a share in the SV that owns the real estate properties. Diversification decreases the risks associated with investing into a single property.
What is the minimum amount I will be able to buy?
The minimum investment amount for this round will be €1.000. Once you have invested the minimal amount you may invest any amount monthly. At Immo-Block we will try to develop tools that will permit us to reduce onboarding costs and thus enable us to reduce entrance fees.
When will I get my tokens?
You will be allocated purchased tokens only after being KYC approved and once your payment has been received. The tokens will be released after the project(s) you want to invest in have fully secured the needed funds.
I bought Immo-Block Tokens(IBT). When will I officially become a shareholder of the Immo-Block portfolio?
During our pilot project, we have set the target to reach €5M in funding from investors like you through the purchase of shares. Until this target has been reached, you will be protected by an insurance policy. Once the amount for every listed property is reached, you - and all other Immo-Block investors - will become legal owners of our growing real estate portfolio.
I am a prospective Partner. How can I join the Immo-Block shareholders structure?
If you want to be a shareholder in the company managing the tokenization solution and receive benefits and voting rights, at this stage a participation of minimum €5.000 is required.
Will I be able to vote on how the properties are managed?
Yes, your voice matters. As a shareholder of Immo-Block, you can participate in shareholder meetings and contribute to decisions. ( i.e. acquisition and sale of properties will be decided by an acquisition committee with shareholders participation). Above this, the Immo-Block community will have a say in new project acquisitions. We are talking about a democratic approach, which means that the Immo-Blockers will have the right to vote on each new acquisition. Every new onboarding project will have to pass through an acquisition committee.
How do I earn? What will be the yield of my investment?
There are 2 ways your Immo-Block investment will increase and both are happening at the same time:
1. You get revenue from the cash flow (rent) the property is generating, which is being paid directly to your account.
2. You benefit from the increase of the value of the property.
Can I re-sell my ownership at any point?
Yes. We will provide a secondary market opportunity in the investor panel where you can sell your shares. It will be a peer to peer platform (direct sales to purchasers).
We are working on providing this service soon. The role of Immo-Block is going to be limited to matching sellers with buyers on our platform. Therefore, the seller will be able to offer his tokens to other whitelisted members on our platform. Secondary trading will be guided by the estimated token price provided on the Immo-Block platform based on the assessment of the Immo-Block’s real estate portfolio of properties. Still, the final decision will be determined between the buyer and seller (peer to peer) without the intervention of Immo-Block unless we are suspicious about a specific transaction (AML - Anti Money Laundering). More details regarding the secondary market will be made available in due course.
How is the property insured? Will I have to pay if there is property damage, since I am a co-owner?
The properties are fully insured. During construction and after completion, covering construction problems. You do not have to pay in case of property damage. The properties will also have additional insurance.
What happens to my money ?
As an investor, your subscription amount is covered by an insurance policy. 100% to be invested in the properties portfolio(s) you have selected.
What are the fees for using the platform?
The fees are specified in the investment information sheet. Average yearly fees will not exceed 1.5 %. Because of 100% digital processes, Immo-Block team estimates that it will be able to reduce the global fees over time.
Who can rent and live in the real estate properties that I am investing in?
There will be a waiting list for tenants. Within this list, we will prioritize Immo-Block community members.
Do I have to pay rent?
No. As an investor, you will become an owner of the properties portfolio, which means that you will earn rent paid by the properties' residents. If you live in the property your investment earnings are deductible from your rent.
